Enhancing Your Library 

Delivery of the $153M San Diego New Central Library in 2013 for the City of San Diego and the San Diego Library Foundation utilizing the first ever GMP contract delivery method on a publicly funded project by City of San Diego staying within budget, returning savings, and securing balance of funding for project.

Celebrating Our Heroes 

Complete turnover of $253M of Bachelor Enlisted Quarters (BEQ) of specialty military housing in 2011, working for the first time in my career for the Government, delivering 1,700 Beds to our Military Heroes and being acknowledged as "Best in Class" projects. Achieved a CCAS Above-Average Rating. Safety Program and procedures that were implemented during construction were made into SOP's by safety department at Camp Pendleton.

Making a Difference

Significant role in the set up and establishment of the Turner Construction Business Unit in San Diego starting in 2005 growing the office from 25 employees to 125 employees in 8 years, including the landmark construction of $100M Hard Rock Hotel.

Housing Your Kids

Design-Build delivery of 1,000 Beds of Graduate Student Housing consisting of 8 buildings delivered in 2 phases, meeting the RFP goals from the University of California San Diego (UCSD) using a fast-track Design-Build process ($105M in 2009).

Happiest Place on Earth

Delivery of the 750 Room $183M Grand Californian Hotel Resort in just 23 Months for Walt Disney Imagineering helping to secure 4-Diamond rating managing a $25M Value Engineering program, $40M in added Change Orders, working within the Disneyland California Expansion, and achieving the 27 separate contractual milestones (in 2001).

Play Ball!

Completion of $100M Renovation of Angel Stadium over 18 Months schedule regarded as the most challenging stadium renovation/conversion ever attempted (at that time). Won the National AGC Award for "Most Difficult Construction". Also, completed project within 3% of conceptual estimate developed from only sketches, dreams, and basic program outline.

World Traveler

Operational support as Corporate Operations Manager for Turner from 2001 to 2005 engaged in several projects in 34 cities in US, providing risk assessments to over 50 projects, creating 100+ resource documents, involved in procedures, planning, and corporate procedures, and conducting over 65 training classes over 3+ years.

Rock and Roll!

Hard Rock Hotel San Diego received the highest honor in 2007 winning the National "Turner Eagle Award" for excellence in construction operations and planning. Award was given over 60+ other projects completed that year around the entire nation.

Life Changing

Projects we build can change lives by providing valuable facilities to help others succeed. Examples include: housing to our military heroes, laboratory space for research, academic space for learning, or even new sporting venue to enhance the fan experience; all of which have led to strong feelings of accomplishment and "making a difference"

Team Building

Collaborating in creating fun work environment, using my experience to mentor and train others thus creating high-performance teams. Critically important to value these relationships, and recognize the contributions of all team members. That "vibe" in the organization or project can become contagious and inspire others

Every project has a unique set of challenges; the client, market type, location, logistics, design, schedule, risk profile. Favorite Project

Angel Stadium Renovation 

$105 Million complete renovation, seismic upgrade, expansion of 1 Million SF was completed from Oct 1996 to Apr 1998 over 3 phases. Focus was to make it a 'baseball-only' venue and enhance fan experience with improved concessions, restaurants, suites, team facilities, seating upgrades, while holding original $105M estimate. Construction was phased around 1997 Angels baseball season. Winner of 1998 AGC California award for "Most Difficult Construction".  19 Years later still in operation.


Success Stories

San Diego Central Library (Budget)

Project was originally awarded in 2005 but was delayed by the City due to budget challenges. We never let the project fade and continued to monitor and update pricing. In 2010 the project came back to life through successful budgeting, value engineering, subcontract outsourcing, creative funding and packaging, and contract negotiations with the City of San Diego. This all leading to the first-ever GMP Contract delivery method with a Public agency in San Diego. The $153M budget was maintained as philanthropy, fund-raising, and public support continued. 

Grand Californian Hotel (Settlement)

Project was set-up as a Lump-Sum Contract for the GC/Fee and Structural Phase. Then a Cost-Plus delivery method was used going forward. The $183 Million project went through several value engineering and budget exercises. The change orders became a significant focus and effort. Total of $40 Million in change orders (or 32% of Project Budget) needed to be settled over the 22 Month project. This required exhaustive detailed change order analysis, subcontractor negotiations, and schedule delay reconciliation all leading to a massive Global Settlement capturing all open issues.
