Market Segment Leader in hotels from 2001-2014 for Turner. Developed hotel construction lessons learned, standards, and operations considered Best Practices. Marriott National project liaison for 5 hotels in United States. Preconstruction and pursuit leader on several hotel developments in the region including Lane Field, Legoland Hotel, Great Wolf Lodge, Terranea Resort, and others. Worked with past client on hotel acquisition and re-branding studies. Created a new brand standard for Hard Rock Hotels. Assisted in completion of Hilton of the Americas in Houston, TX (Superbowl Host) in 2004.

Multi-Family Apartments, Condominiums Type 1 

Market Segment Leader in Multi-Family construction from 2009-2014. Completed more than 1,200 Units of Market-Rate Rental Apartments and Condominiums. Completed 2 Affordable Housing projects. Member of Defect-Free task force for Condo projects. Collected lessons learned, project set-up details, and risk management plans for all Condo projects. Assisted in completion of 2 condos in the Miami, FL market (2004). Engaged in Preconstruction and proposals for several multi-family projects including the $150M Chula Vista Bayfront project (2014). Led the project set-up Preconstruction efforts for 500 Folsom, $240M 42-Story Apartment Tower in San Francisco, CA (2016).

Multi-Family Apartments Type V Wood Frame

Managed Type III and V Podium and Wood-Frame projects as a Superintendent, Project Executive and as an Owner-Representative at various stages in my career. Project set-up of 801 Brannan, $180M Wood Frame project in San Francisco, CA (2015). Developed several cost studies and pro-forma analysis for Type 3 and Type 5 apartment unit development projects in region. Developed studies for metal-stud vs wood-stud frame Type 5 projects. Handled business development and preconstruction for The Ballpark Village $230M, containing 560 Units of wood-frame apartments for JMI/Greystar (2014). Functioned as the Owner Rep for The Marc, 416 Unit, $70M 6 Building campus (2016).

Commercial and Mixed-Use

Commercial, mixed-use, high-rise, and retail components have been part of many of my project experience including countless Preconstruction and project business development pursuits on several Mixed-Use Projects and Commercial Office in the overall region. Heavily involved in the $120M Sempra Energy Tower preconstruction and the $110M Hines La Jolla Phase 2 Campus preconstruction (both in San Diego). Experience also includes core and shell office space and tenant improvement fit-out.

Higher Education and Student Housing

Been a part of several college campus projects in the region as well as many Preconstruction efforts and project pursuits. Developed strong relationships with local University leaders. Developed a detailed College Contact matrix and market growth plan for all California colleges including student housing, recreation centers, and academic buildings. Deeply involved in 3 PPP Proposals for University campus expansions including $1.2 Billion UC Merced 2020 project (2016), $200M UC Riverside Sports entertainment project (2014), and $150M Cal Poly Pomona Student Housing project (2013).

Public Sector and Government Projects

Been part of some public sector projects including Turner's first-ever experience in California on Government Military Housing projects. Prepared budgets and managed all Preconstruction and construction using the first-ever GMP contract delivery method for City of San Diego on the New Central Library. Functioned as staff-augmentation for the Port Authority of San Diego, San Diego School District, and City of Anaheim for public sector capital improvement projects. Part of the proposal team for the San Diego Convention Center expansion.

Sports, Stadiums & Entertainment

Lead Estimator and Assistant PM for the $105M Anaheim Stadium Renovation in 1996-1998. Completed a major Sport Arena cost study and analysis for new arenas. Worked in Preconstruction and project pursuits for several college arenas, recreation centers, stadium additions. This included projects at University of Colorado, Arizona State University, University of Washington, and others. Managed Lessons learned and project set-up tools between 3 major NFL Stadium projects from 2000-2003. Part of due-diligence team for site selection for the proposed San Diego Chargers Stadium.

Healthcare Facilities, Medical Office, Laboratories 

Part of leadership team with Turner on Healthcare Construction. Primary experience includes Medical Office Buildings and smaller Lab Tenant Improvements projects. Attended California OSHPD education and training classes. Life Sciences Laboratory experience on 2 projects. Involved in preconstruction on the $100M Craig Venture Research Lab project in 2010 (LEED Platinum). Facilitated nationwide construction procedures for all Merck Laboratory Projects in 2005. Prepared complete preconstruction proposals for $150M NOAA Research Laboratory and $200M UCSD CTRI Research Laboratory projects in San Diego (2013).

Renovation, Interiors, and Historic 

Handled general oversight with the Special Project group for both Turner Construction and Balfour Beatty Construction for smaller tenant improvements, renovations, and special project types in different market sectors. Conducted reviews and audits of projects for risk and to limit disruptions of facilities during construction. The Interiors, Renovations, Tenant Improvements, and Historic Preservation projects include the following: 

Connections Housing, Affordable Housing, 12-Story, Homeless Shelter, Clinic and Historic Renovation of San Diego World Trade Center, $21M (2013) 

Warner Brothers Administration Building, Sound Stage, Wardrobe Storage Building, and Commissary projects (all wood-frame construction), completed simultaneously on the back-lot of Warner Brother studios on 3-shift schedule $12M (1993)
